Dear Mr. Freestone:
We have v is ua lly observed portions of th e a bove refere nced res idence on December 11 , 2020. The purpose for
this observation was to provide structura l co ns ulting related to a proposed remode l project. We observed portions
of the exterior and interior, including porti o ns of the exposed framing at the crawl space. The fo ll owing is our
observations, opinions a nd recomm e ndations.
T he two story home is constructed w ith co nventional wood framing . The kitc he n is located at the south west corner
of the main floor, you indicated it will be remodeled. C urrently the kitchen has a 5' wide window bo x on the south
s ide, and t he second floor cantilevers 2' to the south. It is our understanding the main floor supporting the kitchen
wall is to be cantilevered to m atch the second floor, s uch that the new kitchen wall stacks below the existing
seco nd floor wall. The window box is to be removed and the wi ndow open ing is to be relocated to the east corner
and be 7'-6" wide. T he new w indow should have a 2 -ply I ¾" x 9½" L VL header (Fb 2600 psi, 1.9E or bette r).
T he header should be supported by 2 t rim stud s and 3 k in g studs at each end. To compensate for loss of existing
shear wall, the west end of the kitchen wall should be sheathed on the interior with 7/16" thick Rated OSB. The
ext e rior of the new wall s hould have the same OSB s he athing . The OSB s hould be attached to the wall studs with
8d nails at 3" on-center at the e dges and 12" on-center at intermediate studs, with blocked edges. N ew 2x IO floor
jois ts s hould be s ist ered to the existin g main flo or joists, exte nding fro m be lo w the north kitchen wall (beari ng on
t he existing beam) to the new cantilever at the so uth s ide. T he jois ts s hould be placed at 16" on-center to match
the existin g j o ists, a nd every other new joist s hould be doubled. Double joists s hould be located be low each end
of the new w indow header. The new joists s hould be g lu ed and na il ed to the exist in g joists and floor decking.
T he recommendations and conclusions presented in this le tte r are based on a v isual review of port ions of the
described structure , your pl a ns a nd your directions. T he engineer 's opinions of the describe d areas of the hom e
are based sole ly upon information obtained from readily vis ibl e e le ments (i.e., elem e nts which d o not require the
removal of s heathing, cladding, or covering of any kind) unless s pecifica ll y noted. Our review was limited to the
ite ms described in this letter, and is not inte nded to cover other s tructural , m echanical, e lectrica l, e nvironme nta l,
mold, s ite grading, or architectural foatures of the building. Any discrepancies or s tructural deficiencies revealed
during construction s hould be brought to the attention of the e ng ineer . O ur office has not performed a n
engineering analysis of a ij~dntller portions of the existing s tructure. If you have any questions, please call.
