This le tte r is to inform you tha t we recei ved a complaint that a de ck was built at the above-mentioned address without obtaining a perm it or in spe ctions. Afte r an investigation, it was found that a permit was never issue d for a deck at t his address. As such, t he deck is in v iolation of t he 2018 International Residential Code (IRC) as adopted by the City of Fo rt Collins . 2018 IRC Sections : RlOS .1 Required . Any owner or owner's authorized agent who intends t o construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure, o r to erect, inst all , enlarge, alter, repair, remove, convert or replace any electrical, gas, mechan i ca l or plumbi ng system, the install ation of which is regulated by th is code, or to cause any such work to be performed, sh all first make app l ica t ion to t he building official and obtain t h e r equired permit. RlOS.2 Work exempt from permit. Exemption from permit requ ir ements of th is code shall not be deemed to gr ant au t horization for any work to be done in any manner in v iolat ion of the provisions of this code or an y other laws or ordinances of this jurisdiction. Perm its shall not be req uired for the fol lowing: Building: 10. Decks that are not more than 30 inche s above grade at any point, are not attached to a dwelling and do not serve the exit door requ i red by Section R311.4. The deck is more than 30 inches above grade and is attached to t he house. The deck in question does require a building permit. T he de ck is also located too close to the property l ine. This notice allows you 30 days from the date of this letter to obtai n a building permit for the dec k. Pl ea se notify me within 30 days of the date of this letter to verify that the above items have bee n corrected.
