Thi s letter is to in form you that an in spection of t hi s prope rty was performed o n 4/13/2021 the
purpose of w hi c h was to verify compliance with t h e Structure a nd Premises Condition Code of
the C ity of Fort Collins , (R e nta l Housing Code, 2006 Inte rnati o nal Property Maintenance Code ,
(lPMC)) a s ado pted by the C ity .
The inspection determined items th at a re not in complia n ce w ith the Rental Housing Code that
need to be corrected:
I. Concrete s idewalk has tripping hazards. need to repair.
2. Vinyl flooring in unit is damaged a nd uneven. Level o ut a nd repair. Tripping hazards .
3 . Poss ible water leak from bathroom or unit above, in wall. Need to verify w here water is
coming from. Water was on the fl oor coming. from wall.
4. Need records of w he n the firep lace flue was la s t ins pected.
5. Screen o n fireplace does not work properly. it is com in g apart.
6. D a mper ha ndl e of fi re pl ace is missing. Cannot cl o se damper.
7. S liding door screen is detached . Repair or replace. S li d in g door is hard to open a nd close.
Adjust w hee ls and clean tracks.

15. Re place n on-wo rking s m oke detectors and v e ri fy C/O detectors are not o ut of date.

17. Ins tall door stops behind d o ors. Handles are creatin g holes in drywall.
18 . Paint a ll exterior trim aro un d building. Handrails and decks.

You are required to schedule an in spection when the work is completed to verify that a ll the
work was performed. Failure to comp ly with this request may resu lt in a citation being issued
