A previous notice of violation was sent to you on Janu ary 27th, 202 1 detailing tha t we received a complai nt about several structures built on the property and a garage t hat has been co nverted to habitab le space at the above sta ted add re ss. It wa s found that there are three accessory stru ctures and a garage that was co nve rted to habitable space, all built without the required bui ld ing permits and is a vio l ation of the 2018 International Residential Code (IRC) as adopted by the City of Fort Collins. 2018 I RC Sections: RlOS.l Required. Any owner or owner's autho r ized agent who intends to construct, en large, alter, repair, move, demolish or cha nge the occupa ncy of a building or structure, or to er ect, in stall, enl arge, alter, r epair, remove, convert or replace any electrical, gas, mechanical or p lumbing system, the in stalla tion of which is regulated by this code, or t o cause any such work to be performed, shall fi r st make app lication to t he building offic ial and obtain the required permit. Rl0S .2 Work exempt from permit. Exemption from permit requ irements of this code shall not be deemed t o grant authorization for any wo r k to be done in any manner in violation of the provisions of this co de o r any other laws or ordi nances of this j ur sdiction. Permits shall not be requ ired for th e following: Building: 1. One-story detached accessory structures for lawn and garden equipment storage, tool storage and si m ilar u ses, incl uding arbors, pergolas, and simila r structures, provided the floo r area does not excee d 120 square feet or 8 feet in heig ht, do not house flammable liquids in quantities exceeding 10 ga llons per bui lding and are located at least 3 f eet from an ad j oin ing property line. The st ructu r es are all either t oo close to the property lin e, are over 120 square feet and 8 fe et in height and req u ire a building permit. This is your sec ond notice of violation. These buildings ar e stil l in v io lation of the 2018 IRC as adopted by the City of Fort Co ll in s. This notice allows you 30 days from t he date of this letter to obta in bui lding permits for the structures. Plea se notify me within 30 days of the da te of t his letter to ve r ify that the above ite ms hav e been co r rected . Fa ilure to comply with this notice of viJlat ion is grounds for the City of Fort Co llins to issue you a citat ion to appear in court and fines up t o 3,000.00 dollars per day from the date of t he violati on .
