Dear Manager,
Records indicate you are the manager of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 4/13/2021 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental
Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that need to be
corrected:
1. Concrete sidewalk has tripping hazards. need to repair.
2. Vinyl flooring in unit is damaged and uneven. Level out and repair. Tripping hazards.
3. Possible water leak from bathroom or unit above, in wall. Need to verify where water is coming from.
Water was on the floor coming from wall.
4. Need records of when the fireplace flue was last inspected.
5. Screen on fireplace does not work properly. it is coming apart. D
6. Damper handl e of fireplace is missing. Cannot close damper.
7. Sliding door screen is detached . Repair or replace. Sliding door is hard to open and close. Adjust wheels
and clean tracks .
8 . Kitchen faucet is loose
9. GFCI protect all kitchen outlets.
l 0. Reset kitche n cove base securely
11. Replace all outlet and switch cover plates that are cracked.
12. Attach floor drain in laundry room to drain. Securely .
13. Need 1 inch air gap for dishwas he r drain.
14. Repair drywall damage on w a lls and ceiling.
15. Replace non-working s moke detectors and verify C/O dete ctors are not out of date.
16. Open neutral on bathroom outlet.
17. Install door stops behind doors. Handles are creating holes in drywall.
I 8 . Paint all exterior trim around building. Handrails and decks.

The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice.
If you desire to speak with me or the Chief Building Official, please contact us with in ten days of this notice.
We are willing to help you the owner or manager to understand our processes and the reasons behind the
inspection results.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed. Failure to comply with this request may result in a citation being issued
