The purpose of these visits was to observe the foundation excavation. Based on our observations, the structure may be supported on a spread footing foundation in accordance with our Agreement and the plans prepared by our office dated 7/6/20. The purpose of these visits was to observe the basement foundation construction. Based on our observations, the basement foundation footing sizes and foundation wall reinforcing appeared to be in general accordance with the plans prepared by our office dated 7/6/20. Whitcomb St. Fort Collins, Colorado CSE Project No. C9215-1 Dear Mr. Baker: CSE Consultants visited the above-referenced project on October 12, 30, 31, November 2 and 6, 2020 as requested (refer to our Agreement). The purpose of these visual observation site visits was to observe the basement damp- proofing and the basement drain construction as requested. A geotechnical report for this project was not provided by the client. The architectural plans (Project No. 20105 dated 07/01/2020) require a perimeter drain system and damp-proofing. The building permit set review comments require a perimeter drain per amended IRC R405 and damp-proofing. At the time of our visits we observed the following: A “Sika Greenstreak” PVC vertical waterstop was installed between the footing and the foundation wall. The basement foundation footing and foundation walls were coated with “UGL Drylok Original” waterproofing to approximately three feet above the bottom of the basement wall. The basement foundation top of footing and foundation walls were then coated with two layers of Deco Products, Inc. “Deco 20 Seal” damp-proofing. A 4" diameter perforated corrugated PVC drain pipe wrapped in a fabric drainage sock was placed atop a minimum depth of two inches of gravel; and was placed at the exterior and interior of the basement leading to an eventual interior sump. The drain pipe was subsequently backfilled with coarse gravel to approximately six inches above the top of the footing at the exterior and 8 inches of coarse gravel was placed beneath the interior basement slab. Based on our observations - in our opinion the items observed were in general accordance with 2018 IRC section R405.1 in the 2018 IRC Fort Collins amendents and 2018 IRC section R406. Whitcomb St. Fort Collins, Colorado CSE Project No. C9215-1 Dear Mr. Baker: CSE Consultants visited the above-referenced project on January 15, 2021 as requested. The purpose of the visit was to observe the following item: The bottom of the stairs at the basement level will not have the required 6'-8" headroom at the main (3) 1 3/4 x 9½ LVL floor beam due to the stair construction and due to an additional 4" thick basement slab that was constructed atop the initial basement slab. - The (3) 1 3/4 x 9½ LVL floor beam may have the bottom of the beam notched out within the width of the bottom stairs to maintain a 4" depth of (3) ply LVL beam at the top of the beam. - At the east side of the bottom stair width add a (4) 2x4 stud column within the 2x4 frame wall to support the notched floor beam.
