Fort Collins, CO. 80524 Dear Eldon, The City Staff has completed its review of Oak Ridge West 1st Filing P.U.D. (HCI) and has the following comments: 1. Rule Drive needs to be dedicated to the end of NCI's property. 2. Please indicate the materials, colors, for all buildings and show all sides. 3. Provisions must be made to extend a sanitary sewer to the southwest corner of this site. 4. No major landscaping can be placed in the easement reserved for the water line. Lets discuss what "major" is. 5. The developer is eligible for repays from adjacent properties for util- ities installed along the north and south property lines. 6. Please add a note to the site plan "Due to water pressure in excess of 90 psi, pressure reducing valves will be required on all water ser vices." 7. Staff needs construction plans showing the improvements to Lemay Avenue. along the frontage of this project. 8. A public dedicated access easement is needed for the temporary cul-de- sac. 9. There are sight distance problems with the shrubs located at the entrance and corner. See attached red line plan. 10. Items that cannot be shown graphically or noted on the plans should be addressed in writing. PMT reductions of all plans, color renderings, and 10 full size copies of all plans are due by August 17, 1987. All final documents are due by August 20, 1987. The final documents should include the development agreement, signed mylars, and signed landscape covenants (a copy is enclosed).
