SUBMITTAL REQUIREMENTS: 1) The initial submittal and additional rounds of review shall be electronic (one (1) copy on a CD or Flash drive) of the site, landscape, elevation, etc. - whichever sheets are being altered. A Legal Description is required. Changes on each sheet should be clouded. Once all departments approve the proposed changes a Final Hard Copy will be required to be printed on 24”x36” Mylar sheets. Please ensure the electronic submittal can be printed to scale on 24”x36” sheets. 2) Complete and sign Minor Amendment application form and Transportation Development Review Fee application form (TDRF). Note: an additional $250 fee is required if the Poudre Fire Authority (PFA) needs to review the application. Please note that the Owner no longer proposes to temporarily utilize the Exercise Room or the Leasing Office for enclosed bike storage. In addition to responses to individual comments, a summary is provided below of the changes made to the plans since our first submittal. Cover sheet, Site Plan, Landscape Plan and Details Sheets 1 1.Updated Index 2.No changes for the Site Data table Sheet 2 1.New 16’x16’ shelter for mailbox kiosks and (21) covered bike parking spaces. 2.The enclosed bike racks in the median are expanded to (61) spaces and a 7’ attached walk is shown instead of a detached walk. 3.The courtyard feature’s raised planters were mirrored to avoid conflicts with utilities. 4.Enclosed bike racks are expanded to (35) spaces at building #4. The uncovered spaces were relocated to building #5. 5.Added a safety barrier fence for children around the tot-lot. This is a 48” height chain link vinyl coated (BLACK) fence with gate. Sheet 3 1.New free-standing bike rack details (under 16’x16’ shelter). 2.New 16’x16’ metal shelter for bike racks and mailbox kiosk. The previously specified metal kiosk shelter is no longer available. Color to match/compliment apartment building colors. 2 3.Revised enclosed bike shelter with new hanging racks (removed metal mesh to reduce potential wind load). Sheet 4 1.Landscape changes per site plan changes and Forestry comments. Sheet 5 1.Updated plant list quantities. No new species proposed. 2.Updated Hydrozone Plan and Water Budget Chart. Irrigation Plan Sheets 1 1.Updated Irrigation Schedule. Sheets 2 1.Updated irrigation design per site and landscape changes. This includes clean-up items along the southern boundary. RESPONSE TO COMMENTS Department: Engineering Development Review, Marc Virata Topic: General Comment Number: 1 Comment Originated: 12/18/2020 12/18/2020: The proposed changes appear to not result in structures encroaching into easements, and also does not appear to change any grading established on the civil plans. On that premise I have no concerns at this time but would want to be routed on any future submittals. Response: Acknowledged.
