HomeMy WebLinkAboutREDTAIL SECOND - Filed RV-ROW VACATION - 2016-08-17I PROPERTY DESCRIPTION Right of Way Vacation Fossil Boulevard A tract of land known as Fossil Boulevard, dedicated as Public Right of Way by the Redtail Subdivision, a plat recorded August 9, 2006 as Reception No. 2006-0060078 of the Records of Larimer County, and being located within Section 2, Township 6 North, Range 69 West of the 6th P.M., City of Fort Collins, County of Larimer, State of Colorado, and more particularly described as follows: COMMENCING at the Northeast corner of Tract H of said Redtail Subdivision and assuming the North line of said Redtail Subdivision as bearing North 88°44'48" West a distance of 914.21 feet with all bearing contained herein relative thereto; THENCE North 88°44'48" West along the North line of said Tract H of the Redtail Subdivision a distance of 547.33 feet to the Easterly Right of Way line of Fossil Boulevard as was dedicated in the Weberg P.U.D. recorded August 29, 1989 as Reception No. 89038638 of the Records of Larimer County; THENCE along the arc of a curve concave to the Southwest and non -tangent to the aforesaid course a distance of 5.45 feet, said curve has a Radius of 50.00 Feet, a Delta of 06' 14'26" and is subtended by a Chord bearing South 08°50'21" East a distance of 5.44 feet to the Northeasterly Right of Way line of Fossil Boulevard as was dedicated in said Redtail Subdivision and to the POINT OF BEGINNING; THENCE South 32°50'41" East a distance of 23.27 feet to a Point of Curvature; THENCE along the arc of a curve concave to the Northeast a distance of 136.12 feet, said curve has a Radius of 139.50 feet, a Delta of 55°54'26" and is subtended by a Chord bearing South 60°47'54" East a distance of 130.78 feet to a Point of Tangency; THENCE South 88°45'07" East a distance of 353.64 feet to a Point of Curvature; THENCE along the arc of a curve initially concave to the Southwest a distance of 212.13 feet, said curve has a Radius of 50.50 feet, a Delta of 240°40'22" and is subtended by a Chord bearing South 31°35'04" West a distance of 87.17 feet to a Point of Reverse Curvature; THENCE along the arc of a curve concave to the Southwest a distance of 50.30 feet, said curve has a Radius of 47.50 feet, a Delta of 60°40'22" and is subtended by a Chord bearing North 58024'56" West a distance of 47.98 feet to a Point of Tangency; THENCE North 88045'07" West a distance of 268.20 feet to a Point of Curvature; THENCE along the arc of a curve concave to the Northeast a distance of 182.37 feet, said curve has a Radius of 190.50 feet, a Delta of 54051104" and is subtended by a Chord bearing North 61 °19'35" West a distance of 175.49 feet to the end point of said curve; THENCE along the arc of a curve concave to the Northwest and non -tangent to the aforesaid curve a distance of 61.35 feet, said curve has a Radius of 50.00 feet, a Delta of 70° 18'21" and is subtended by a Chord bearing North 29°26'03" East a distance of 57.58 feet to the POINT OF BEGINNING; Said described vacated Right of Way contains a total of 32,562 sq. ft. or 0.748 acre, more or less.
