Comment Response Summary: Department: Advance Planning: Contact: Timothy Wilder Topic: Building Elevations Comment Number: I Comment Originated: 04/24/2013 04/24/2013: Consider replacing the Hard Coat Stucco - W1 below the windows with a more durable material. This is an area of the facade that could be exposed to ongoing wear and tear, and a more durable material would provide a better, longer lasting appearance and reduce the need for maintenance. CDOT is currently requesting traffic analysis from the existing car wash use to the proposed office use. Please see attached memo from Matt Delich. Comment Number: 3 Comment Originated: 04/26/2013 04/26/2013: Repairs to substandard/hazardous infrastructure along the frontage of the property will be required prior to the issuance of building permit. The current chase drain in the public sidewalk is a hazard and will need to be repaired to alleviate the trip hazard that currently exists. Further evaluation of the existing drive approach off of College Ave is necessary and may need to be repaired as part of this project. A sidewalk repair permit will need to be obtained prior to any improvements. The chases will be leveled in a new concrete bed and steel plates will be covered with a coating to help with slip resistance. We ask that this comment be completed prior to the issuance of a'Certificate of Occupancy' and NOT the building permit.
