The Matrix Parking lot that is being leased has ample capacity. Parking on Linden Street already absorbs the loss of 23 spaces. Currently, there are moves in place to dedicate land on Buckingham Street as ROW to enable parking on the Oxbow side of the street. Additionally, New Belgium has a master plan that expands their parking to the east on site and creates a large amount of spaces. That plan is currently not public. Lastly, there are approximately 30-40 New Belgium co-workers that ride bicycles to the campus each day. The existing landscape plans do not match the currently proposed street improvements and so rather than do a minor amendment just for that landscape change; we said that they could include it within this minor amendment. So that either needs to be included as a part of this minor amendment or an additional minor amendment for just that work needs to be applied for. Please note that no building permit for this expansion will be issued until the frontage improvements between 1st Street and 3rd Street are completed and accepted. See redlines for additional comments. An amendment to the development agreement may be needed if stormwater has language that needs to be updated. What happens to flow east of the high point between 2"d and 3`d Streets? Are water quality and detention provided for this area? 2. Please provide sizing calculations and details for curb cuts at the low points. 3. Please show spot elevations and details for the concrete channels and sidewalk chases conveying flow to the existing pond. 4. Please provide comment responses for subsequent submittals. Erosion Control (Jesse Schlam) — With the update of the erosion control plan I am assuming that the project is disturbing greater than 10,000 sq-ft so per the Drainage Criteria Manual, Erosion Control Materials will need to be submitted specifically the erosion control report and escrow. The erosion control plans that was submitted, is acceptable. Engineering (Sheri Langenberger) — Cross Sections — CL STA 5+00 to CL STA 5+59 these x-sections are still showing a bump in of the curb that used to exist, but is no longer being shown on the plan view. These need to be updated and need to see what the cross sections are once updated. Cross Sections — on many of the cross sections the Section line seems to be incorrectly labeled as being L. Details—1603,1606 and 1607 need to be updated to the current details which are dated 2/17/15. The new details can be found online. Construction and excavation maybe fairly close to some trees shown to retain. Set on onsite meeting with the City Forester to review. Involvement of a private qualified arborist by the project maybe recommended to evaluate the design in terms of impact to existing trees and to provide direction during the construction phase. • Per our meeting on site (7/30), we have modified our plans to make more room for the existing trees.
