This project will need to reconstruct the handicap ramp to meet current standards. Response: A new handicap ramp is proposed at the southwest corner of Drake and Redwing and conforms to ADA standards. Comment Number: 4 Comment Originated: 11/08/2013 11/08/2013: This project is responsible for dedicating any right-of-way and easements that are necessary for this project. It is not clear at this point how much right-of-way exists along Drake Rd. Per Larimer County records, approximately 92ft of right-of-way exists along Drake at this location. The proposed utility plans with this project reference 100ft of right-of-way that exists. ® Current standards for Drake Rd, a 4 lane arterial road, requires a minimum of 102ft total right-of-way needed (constrained arterial road standard), with this property responsible for half, or 5lftof right-of-way. Initially, it appears that dedication of additional right-of-way will be needed at this location. Please contact me to discuss the right-of-way issue further. Response: The current ROW for Drake Road is 100' wide with 50' half ROW. Additional ROW of 1' in width by separate document. A legal description and exhibit has been included for review. See redlines. Comment Number: 3 - or0V% Comment Originated: 11/08/2013 12/11/2013: Further evaluation of the handicap ramp configuration at Drake/Redwing is needed prior to approval. The minimum handicap ramp opening width is 5ft. With the existing power pole and utility boxes there may not be enough room to fit a standard handicap ramp. It may be necessary to relocate the conflicting utility boxes back, replace the handicap ramp and keep the sidewalk attached along Redwing St rather than routing the sidewalk around the utility boxes. A site visit has been setup to look at the configuration and site constraints and further discussion will follow. If the preferred layout is to route the sidewalk around the utility boxes an additional access easement is needed where the sidewalk extends onto private property. I will be in contact after the site meeting. Please contact me with questions. Erosion Control Plan: Has redlines that need to be corrected. Specifically - IP needs to be more specific to which protection used, also straw wattles should only be used on dirt surfaces not hard surfaces. Erosion Control Escrow - Will need to be recalculated based on the changes to the erosion control from straw to rock in many places.
