Dear Clay:
Please accept this Site Plan Advisory Review submittal for Colorado Early Colleges High
School in Fort Collins. I have attached a number of documents for reference:
• Site plan, utility plan, construction details
• Drainage letter
• LID Variance Form
• Traffic Analysis
• Radio Frequency testing results
• Copy of conceptual review comments
Below is a response to each of the conceptual review comments.
Department: Zoning
1. This project will provide a minimum of 5 ADA parking spaces, with 1 van
accessible. Refer to site plan.
2. Bicycle parking will be provided as part of this project, with space for 30
bicycles.
Department: Waste-Wastewater Engineering
1. There is now a connection to city sewer as part of this project. Refer to utility
plan.
Department: Traffic Operations
1. Please refer to attached traffic study.
2. The school is open to further conversations with the parks department about a
connection to the Power Trail. Nothing will be included as part of this project.
Department: Technical Services
1. Acknowledged.
Department: Stormwater Engineering
1. A fire lane has been added as part of this project. Please refer to the attached
drainage letter and LID Variance form.
Department: Fire Authority
1. The public-safety radio amplification test has been performed. Please see
attached report of compliance.
2. Acknowledged. The building will contain an automatic sprinkler system
compliant with current codes.
3. Acknowledged. The building will utilize a manual fire alarm system compliant
with current codes.
4. A fire hydrant is being added to the southwest corner of the property as part of
this project. Refer to utility plan for location.
5. A fire lane is being added to the east side of the property. This fire lane will be
dedicated through an Emergency Access Easement (EAE). Refer to site plan.
6. Refer to site plan for fire lane specifications.
7. Acknowledged. We will provide (2) Knox Boxes as part of this project.
Department: Environmental Planning
1. Acknowledged.
