An easement being a portion of that tract of land described in Reception No. 20160017208 located in
the Northwest Quarter of Section 7, Township 7 North, Range 68 West of the 6th Principal Meridian,
City of Fort Collins, County of Larimer, State of Colorado being more particularly described as
follows:
Considering the West line of the Northwest Quarter of Section 7 as bearing North 00° 33' 51" East
and with all bearings contained herein relative thereto:
COMMENCING at the West Quarter corner of said Section 7; thence along said West line, North 00°
33' 51" East, 1293.59 feet to the southwest corner of that tract of land described at Reception No.
89036400, Larimer County Records; thence along the South line of said tract, South 89° 26' 09" East,
317.98 feet a point on the West line of that tract of land described at Reception No. 20160017208,
Larimer County Records; thence along said West line, South 00° 33' 51" West, 78.37 feet to the
POINT OF BEGINNING; thence, South 60° 52' 44" East, 18.41 feet to the easterly line of said tract;
thence along said easterly line, South 37° 27' 11" West, 26.94 feet to the West line of said tract;
thence along said West line, North 00° 33' 51" East, 30.34 feet to the POINT OF BEGINNING,
contains 245 square feet, more or less.
The above described easement is subject to all easements and rights of way now existing or of record.
