HomeMy WebLinkAboutCROWNE ON TIMBERLINE - PDP - PDP130009 - REPORTS - ALTERNATIVE COMPLIANCE REQUESTCrowne on Timberline Alternative Compliance Request Standards 3.2.2 Access, Circulation and Parking (C) (4) Bicycle Facilities. Commercial, industrial, civic, employment and multi-family residential uses shall provide bicycle facilities to meet the following standards: (a) Required Types of Bicycle Parking. To meet the minimum bicycle parking requirements, the development must provide required bicycle parking for both Enclosed Bicycle Parking and Fixed Bicycle Racks. (b) Bicycle Parking Space Requirements. The minimum bicycle parking requirements are set forth in the table below. For uses that are not specifically listed in the table, the number of bicycle parking spaces required shall be the number required for the most similar use listed. Muiti-Family 1 bicycle space per unit with 60% of this being covered, and 40% fixed. Discussion For Crowne on Timberline, we have 542 total bedrooms, which per the above standards we would be required to provide 542 bicycle parking spaces with 325 of those being covered (60%) and 217 fixed spaces (40%). Crowne on Timberline is providing for a total of 543 Bicycle parking spaces, so we are meeting the overall bike parking requirements. However, we have chosen to provide more of the bike parking in covered spaces, and reduce the amount of fixed spaces in a corresponding amount. We are proposing to provide a total of 363 bike spaces being covered for 66.8% of the total, with 180 fixed spaces, or 33.2%. Our thoughts our that the majority of residents will have bicycles, with relatively few visitors riding their bicycles into the community and needing to park in fixed spaces. While there will be some of course, and some residents will want to park bikes close to the building entries on either a temporary or a permanent basis. However, most residents will want there bikes covered, therefore we wish to increase the overall percentage that are covered, and reduce the amount that are fixed. Summary We request the approval of an alternative compliance request for the following: 1) To increase the amount of covered bicycle spaces to 66.8%, and reduce the amount of fixed spaces to 33.2% PO Box 1889 · Fort Collins, CO 80522-1889 970.472.9125 We feel that our approach meets the intent of the land use code by providing the overall number of required bicycle spaces, and our approach to providing more of this parking in covered spaces, and less in fixed spaces. We feel our proposed alternative plan accomplishes the purposes of this Land Use Code equally well or better than would a plan that complies with the standards of this Section.
