HomeMy WebLinkAboutCOLUMBINE CARE CENTER EAST P.U.D. - PRELIMINARY & FINAL - 12-94 - CORRESPONDENCE - CORRESPONDENCE-NEIGHBORHOOD MEETINGNo Text Commw_,y Planning and Environmental rvices Planning Department City of Fort Collins November 10, 1993 Dear Resident: On Monday, November 22, 1993, from 7:00 - 9:00 p.m., at Columbine Care Center East, 421 Parker Street*, the City of Fort Collins Planning Department will hold a neighborhood information meeting to discuss a development proposal in your neighborhood. Columbine Care Center East has expressed an interest in constructing an automobile parking lot on the vacant lot at 345 Parker Street, west of and next to the center, for the purpose of providing sufficient off-street parking for the facility. The property at 345 Parker Street is in the RL, Low Density Residential Zoning District. A parking lot is not a permitted "use -by -right" in this zoning district; therefore, the request must be processed and reviewed by the City as a planned unit development (P.U.D.), with a final decision being given by the Planning and Zoning Board. The development review process is 7 weeks in length from the time of formal submittal to the City Planning Department. At this time no formal submittal has been made. The purpose of this meeting on November 22nd is to give all participants the opportunity to ask questions of the developer and express their concerns in an informal setting that will not result in any final decisions. A representative of the City Planning Department will be present to respond to questions about City policies and regulations and to take minutes of the meeting. The list of affected property owners (A.P.O.'s) for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
