Collins, CO 80522-0580 Re: Columbine Care Center East P.U.D. - Preliminary/Final 1. O.K., A note is on the Site and Landscape plan. 2. We have added 1 handicapped parking space with a 5' wide access aisle and created five 8'-6" wide spaces for the remainder. Note that two parallel handicapped spaces exist on Parker Street in front of the building. 3. The consulting engineer is coordinating with Stormwater Utility on this issue. 4. The Site & Landscape Plan has been modified to show 150' of information on surrounding areas. 5. The existing parking on the south side of the building is gravel. The consulting engineer is checking with Stormwater regarding the drainage implications paving the lot would have. 6. A legal description has been added to the Site and Landscape Plan. 7. Parking lot lighting will consist of one light pole, 16' high. The lamp will be down lit with a low cut-off to reduce offsite spillage. The pole and light will be subject to approval by the resident at 335 Parker. 8. The berms will be a minimum of 3' high. We are closely coordinating with the resident of 335 Parker on landscaping issues. 9. The trash enclosure will be a minimum of 6' high and be constructed of brick to match the building. There will be a gate at one end for access to dumpsters. 10. This has been corrected. 11. A north arrow has been added. 12. Yes, steel edging has been indicated with a note. 13. The General Note has been revised. 14. The employees of the center currently park in the gravel lot south of the building. The 6 new parking spaces will be used by visitors, therefore reducing the street parking number by six. Note that the original intent of the applicant was to provide as many as 13 spaces in the new lot, but given to neighborhood concerns, the number was reduced to six. land planning • architecture 1113 Stoney Hill Drive • Fort Collins, Colorado 80525 • 303-224-1191 • FAX 303-224-1662
