Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentplanning December 1, 2010 On Thursday, December 16, 2010, at 5:00 p.m. (or as soon thereafter as possible), in conference room A at 281 North College Avenue*, Fort Collins, CO., the City of Fort Collins Hearing Officer will conduct an Administrative Public Hearing to consider a development proposal in your neighborhood. A decision on the proposal will result from this public hearing. Please access the building by the north door on North College Avenue (on the east side of the building). • This is a project known as City Park North, Project Development Plan (File #26- 10). This is a request for four (4) lots, ranging in size from 6,000 square feet to 12,000 square feet, containing four (4) standard single-family dwellings and one (1) carriage house dwelling. These lots will be accessed from driveways off of Frey Street along the west side of the property, which is 0.91 acre in size. The Larimer No. 2 Canal runs along the east side of the property. A Project Development Plan submittal (for review of the actual Subdivision Plat, Site Plan, Landscape Plan and other supporting documentation) was made to the City on October 6, 2010, and has been through 2 rounds of development review by City staff. Included in the submittal are requests for three (3) modifications of standards set forth in the Land Use Code regarding the footprint size and overall size of the proposed carriage house building, the eave and building heights of accessory and garage buildings, and the eave height and side setback of a residential building. This property is located at the southeast corner of LaPorte Avenue and Frey Street. The property is zoned NCL - Neighborhood Conservation, Low Density District (please see attached Vicinity Map). The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
