To accommodate this future service, please provide a 20' wide by 12' deep concrete pad adjacent to the curb and sidewalk in the vicinity of the 4 car garage and trash near the southeast corner of your site. The concrete pad needs to be either in the ROW or within a transit easement. This will be a bus stop at the time service begins in this area, Transfort will provide signage and a bus shelter and/or benches for the use of the transit patrons at that time. For clarification they are warranted per LCUASS Fig 8-5, but are not existing condition LOS failures in the City model (with the TIS volumes) as they can be mitigated with timing changes. The Existing TIS conditions/volumes do not fail using the HCS analysis either. Almost all other projects have changed course and gone to nat-gas after I give them the building code requirements (green code amendments) for elec heat. 03/27/2013: Building Department: Building Permit Pre -Submittal Meeting Pre -Submittal meetings are offered to assist the designer/builder by assuring, early on in the design, that the new commercial or multi -family projects are on track to complying with all of the adopted City codes and Standards listed below. The proposed project should be in the early to mid -design stage for this meeting to be effective and is typically scheduled after the Current Planning conceptual review meeting. Applicants of new commercial or multi -family projects are advised to call 416-2341 to schedule a pre -submittal meeting. Alternatively, the developer would have the option to provide funds for the construction of the right turn lane to the City and the right turn lane would be a capital project (that would look to coincide with the northbound right turn lane capital project). Determination of whether the project would build or provide funds for this improvement should be made prior to a hearing for the project. The requirement is to eliminate the placement of private lines in right-of-way, with the potential exception of private line(s) crossing the right-of-way at 90 degree angles and then authorized under an encroachment permit. Further review and comment may result with subsequent designs. The plat will need to reflect all right-of-way being dedicated as being free from irrigation easement encumberances. Comment Number: 6 Comment Originated: 04/10/2013 05/29/2013: An additional 50 (approximate) feet of sidewalk to the west would need to be installed in order to cover the entire frontage of Tract B and should be installed with the project. 04/10/2013: If the revised design of the irrigation line results in the eastern portion of Rosen Drive not having full right-of-way dedicated to the northern property line boundary in order to place irrigation facilities on the north side of Rosen Drive, outside of right-of-way, the project will need to construct sidewalk along that northern portion of Rosen Drive along with landscaping and trees in the parkway strip. Comment Number: 8 Comment Originated: 04/10/2013 05/29/2013: With the widening of Timberline Road, the manhole structure shown to be lowered to finished grade needs to be moved out of the right-of-way in its entirety, limiting the private improvements in right-of-way to the extension of the pipe crossing. The grading of the area behind the curb and gutter appears to be 4:1, in compliance with right-of-way grading requirements, however with the future extension of sidewalk abutting the property to the north, will placement of the sidewalk at 1/4 inch per foot be possible with the grades and structure behind the right-of-way? A cross-section of Timberline Road should be provided along this area to see how sidewalk can be installed in the future with the grading and irrigation structure in close proximity. 04/10/2013: The connection of Rosen Drive out to Timberline Road will need to have additional widening to Timberline Road north of Rosen Drive to achieve widening out of the roadway to the curb return heading north. The City Traffic Engineer and City Engineer were both concerned about the apparent proposal to limit widening of Timberline road to the northern property line. The vegetation north of the access along Timberline Road creates a sight visibility concern that needs to be removed in tandem with the road widening as well as possible grading work to give safer sight visibility for vehicles exiting Rosen Drive onto Timberline Road. Offsite work on the property to the north (in future right-of-way) will be needed as a result.
