This scenario is unlikely and a new easement is probably required. On -site drainage easements are also required for all drainage structures including storm sewers and detention ponds up to the 100-year WSEL. The main site is protected, I did not see any protection to the north of the main detention area to protect the pipeline constructions there???? 3. Your report calls for seeding and mulching, please put a note on the plan to that effect and indicate the area(s) that are to be so treated. 4. The outlet of the detention pond shows "inlet protection". There should be some clarification to this, what is to be utilized there (straw bales will not work). Also, the landscaping was designed with the idea that this building would be built and provide screening for this area, several trees may need to be planted in the rear of the building envelop to provide screening if the building is not built. Please add a note indicating that the "Rails to Trails" easement will be vacated prior to the issuance of a building permit for Building C.
