The plan and the report don't match in the placement of BMP's. 2. It appears some of the drainage is toward City Park Ave, what will protect that street? 3. The plan/report show straw wattles on concrete pans at the pond outlet, this doesn't work (they float on hard surfaces). Please consider a different BMP here or a combination of wattle and gravel, etc. 4. There are no calc's, and no surety indication. [1/18/06] Sidewalk on City Park Ave doesn't meet minimum attached width requirement Attached sidewalks are to be a minimum of 6 feet in width = The minimum width that can be added to a sidewalk is 4 feet or the sidewalk will need to be rebuilt. With the elimination of driveways, the new driveway and any curb, gutter and/or sidewalk that maybe damaged it may make more sense to replace the walk rather than add to it. [6/27/06] (Before Hearing) Now that the building has gone from 3 stories to 2 stories, the 30' EA goes to a 26' EA and drive aisle. However, driveways that serve 12 or more units need to be a minimum of 28' wide and then may taper back to 26'. Need to be 28' for at least 25' and then taper from there. The purpose is to allow for a little more room for a car wanting to turn right exiting the project while another is.waiting to turn left. You may offset the drive aisle to the right side versus tapering both sides if this helps your site layout. This comment affects both the City. Park entrance and the Elizabeth Street entrance. Please update ALL plan sets accordingly. [2/28/06] (Before Hearing) Per a meeting with PFA, the existing curb cut off Elizabeth will have to be rebuilt to the 30' width. There may be some room for compromise on the curb return radii requirement of 25' however. PFA maybe able to defer to the LCUASS, table 8- 2, for curb return radii off a public street. I encourage you to speak with Cade Dann at PFA as soon as possible. [1/18/06], Need to show that the existing driveway off of Elizabeth Street aligns with the proposed drive and is of adequate width.
