Planning and Environmental ...cervices Current Planning City of Fort Collins November 17, 2004 Dear Resident/Property Owner On Thursday, December 2, 2004, at 6:00 p.m., at the City Hall, 300 LaPorte Avenue, Fort Collins, CO., 80521, the City of Fort Collins Planning and Zoning Board will conduct a public hearing to consider a potential development proposal in your neighborhood. The project is known as Kinard Junior High School — Site Plan Advisory Review, #42-04. This is a request for a Site Plan Advisory Review for Kinard Junior High School. The 27 acre site is located on the west side of Ziegler Road and north of Trilby Road (extended). This site is presently located in Larimer County and within the Fossil Creek Reservoir Area Plan, a sub -area plan jointly adopted by the City of Fort Collins and Larimer County in 1998. The two-story school will serve grades 7, 8 and 9 with a design capacity of 750 students containing 115,000 square feet. (By way of comparison, Preston and Webber Junior High Schools were designed for 900 students with approximately 127,000 square feet). Kinard is a school of choice offering the core knowledge curriculum exclusively. There is no attendance boundary. Classes will begin in August of 2006. Funding is derived from the 2000 Bond Issue. The campus will include athletic fields, two separate parking lots and a stormwater detention pond. Bus circulation and staff parking are separated from the parent drop-off loop and visitor parking. A second point of access is provided to the County subdivision to the north for required fire protection. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
