Collins A rov Plans Approved By' Date A =--- J R ENGINEERING March 29, 2013 Fort Collins Current Planning 281 N. College Ave. Fort Collins, CO 80524 RE: Provincetowne Filing 5 Statement of Planning Objectives To whom it may concern: Proposed Provincetowne Filing 5 is a replat of Lots 4-9 Block 7 and Lots 1-8 and 15-24 Block 8 Provincetowne Filing 3. The purpose of the resubdivision is to replat the existing residential lots into larger residential lots with an average area of 6,000 square feet. The results of the replat will be the elimination of 4 Provincetowne Filing 3 residential lots. The resulting replat will not change the character of the residential development and therefore has no impact to the existing development. All utility services have been adjusted to accommodate the new lot lines. The streets will be constructed per the approved Provincetowne Filing 3 Utility Plans except for the aforementioned utility services. Sincerely, Michael Brake, PE, PLS JR Engineering 2900 S. All the other easements appear to match. Utility plans Have some layer/ line weight issues on some of the sheets. Example: on the utility plans the water services are shown light and dashed and I know that they are not existing. See plans for additional comments. Missing some text and information on some sheets — could be a layer issue.
