The cost of these improvements will need to be provided with this project. I need the information for Development Agreement Sheet filled out and returned for this project. A copy of this sheet was forwarded on. For this project we will enter into a Development Agreement. Engineering items that will be included within the agreement are: -Identification that the funds for the cost of the parks west street frontage is to be provided prior to the issuance of the Development Construction Permit for this site. Funds will need to be provided for the curb, gutter, sidewalk, landscaping, grading and irrigation work that will need to be done in the future once the street is built. - Need to identify that the property owner will provide permission in the future to allow who ever the party is that constructs the street to be allowed to grade on this site to make sure that the grades tie in. - Identify that this project is dependent on Spring Creek Farms 2❑d Filing and a DCP can not be issued for this site until (what exactly this is needs to be determined based on utility and access needs — could be a DCP issued or infrastructure accepted or...) Add type III barricades or equivalent to sheet 3 at the end of the sidewalk being installed along Joseph Allen Drive and add the detail for these to the plans Spring Creek Farms North 3rd Filing Engineer: Sheri Langenberger 1st Round of review — May 8. 2012 Any mid -block pedestrican crossings will need to be reviewed by traffic operations to determine if they will be allowed and if allowed how they should be striped, designated, or signed. I believe that you are aware of this but we will not be able to sign off and approve these plan until the 2"d Filing plans have been signed and approved since this plan set is depended on the infrastructure being designed in those plans. I imagine those plans are dependent on these so ultimately they will probably all have to be signed and filled at the same time. Some coordination work between the two projects will be needed to make sure that they match. The plat language was updated last year and what you have shown on the plat is old language. I can email the new language out I just need to know who to send it to. This project owes $17.25 more for the PDP fees. Can we separate these items a bit more? Perhaps moving the boulder seating area slightly south would help with this spacing and allow a shade tree to be moved directly between the boulder seating and picnic tables.
