ALL STRUCTURES AND/OR LANDSCAPING LOCATED WITHIN THE SITE DISTANCE EASEMENT SHALL BE RESTRICTED TO A MAXIMUM HEIGHT OF THIRTY (30) INCHES AND CANOPY TREES SHALL BE PRUNED SO THAT THE LOWEST BRANCHES BEGIN AT SEVEN (7) FEET ABOVE FINISH GRADE. 10. ALL PROJECT LANDSCAPE SHALL BE MAINTAINED BY THE CONTRACTOR THROUGH SUBSTANTIAL COMPLETION. THE CITY OF FORT COLLINS WILL MAINTAIN THE PROJECT LANDSCAPE AFTER SUBSTANTIAL COMPLETION. 11. THE PLANT WARRANTY SHALL BE TWO (2) YEARS FROM DATE OF SUBSTANTIAL COMPLETION. ALL PLANTS THAT DIE OR ARE REMOVED SHALL BE PROMPTLY REPLACED BY THE CONTRACTOR. 12. A PERMIT MUST BE OBTAINED FROM THE CITY FORESTER BEFORE ANY TREES OR SHRUBS NOTED ON THIS PLAN ARE PLANTED, PRUNED OR REMOVED. THIS PERMIT SHALL APPROVE THE LOCATION AND SPECIES TO BE PLANTED. FAILURE TO OBTAIN THIS PERMIT MAY RESULT IN REPLACING OR RELOCATING TREES/SHRUBS AND A HOLD ON SUBSTANTIAL COMPLETION. 13. THE LANDSCAPE CONTRACTOR SHALL CONTACT THE CITY FORESTER TO INSPECT ALL STREET TREE PLANTINGS AT THE COMPLETION OF EACH PHASE OF DEVELOPMENT. ALL TREES NEED TO HAVE BEEN INSTALLED AS SHOWN ON THE LANDSCAPE PLAN. APPROVAL OF STREET TREE PLANTING IS REQUIRED BEFORE FINAL APPROVAL. 14. THERE SHALL BE NO EARTH —DISTURBANCE ACTIVITY OUTSIDE THE LIMITS DESIGNATED ON THE APPROVED PLANS, UNLESS PRIOR WRITTEN APPROVAL IS OBTAINED FROM THE CITY OF FORT COLLINS PROJECT MANAGER. 15. EXISTING STORM DRAIN INLETS WITHIN AND ADJACENT TO THE PROJECT SITE SHALL BE PROTECTED, AS NEEDED, UNLESS OTHERWISE APPROVED BY THE CITY OF FORT COLLINS. 16. THE CONTRACTOR SHALL IMMEDIATELY REMOVE CONSTRUCTION MATERIAL, INCLUDING BUT NOT LIMITED TO SEDIMENT INADVERTENTLY DEPOSITED ON EXISTING STREETS, SIDEWALKS, OR OTHER PUBLIC RIGHT—OF—WAYS, AND MAKE SURE THE EXISTING STREETS AND WALKWAYS ARE FREE OF CONSTRUCTION MATERIALS AND SAFE TO USE BY THE PUBLIC BY THE END OF EACH WORKING DAY. 17.
