Winter shadow conditions are based on available to us at this time. r4 Architects has December 21 st at incremental times, 9am, 12 noon, and 3pm. used aerial photographs to determine adjacencies of the occupied buildings. In Based on the our analysis, the proposed project does NOT have an adverse affect on adjacent public and addition, we have replicated the building private property as defined in the LUC. Our shadow impact occurs for limited times each day during massing and fenestration from photographs, limited winter months on the surface parking field to the West and on the Academic Village to the North. site observation and traditional construction practices for height and roof slope. Summit Hall of the Academic Village is the only occupied structure within our cast shadow. Our proposed project has negligent impact during portions of 3 winter months and at limited hours in late afternoon. Summit Hall windows on the first and second floor are intermittently in shadow beginning at Noon and progressing across the bulling as the sun changes position. We will not have impact and will have adequate solar gain in the morning and early afternoon in these months. The proposed project has been sited to the western edge of the property to reduce the impact on the adjacent student housing. Massing reduction on the end units by placement of roof decks in lieu of occupied space from the end unit mezzanines. Our project is infill on an site with an existing 89 unit student housing project. Our project is placed on the North property boundary and is intended to complete the fourth leg of an existing internal courtyard. The project will define the courtyard and create an internal activity center for the campus. This activity center contains a pool, pool deck, landscaping, existing barbeque patio, sunshades and bicycle parking. No views to this activity center will be blocked. Surrounding properties include a CSU surface parking lot on the West, the CSU Environmental Center undeveloped property on the East and Summit Hall to the North as part of the Academic Village of CSU. The South boundary is bordered by Lake Street and is not affected by our projects location. Summit Hall of the Academic Village is the only occupied structure which borders our project propery. Our project has negligent visual impact on the Academic Village. In contrast, views from resident units once looking over a parking field and adjacent student housing facility roof will now look upon a new facility with architecture, landscaping and materials designed to be compatible with Summit Hall.
