BOX 580, FORT COLLINS, COLORADO 80522 303j 484 4220 DEVELOPMENT CENTER EXT. 655 August 19, 1983 Mr. Dennis Jacobs THE NEENAN COMPANY 2290 East Prospect Road Fort Collins, Colorado 80524 Re: Simpson PUD (#62-83) Dear Dennis: Staff has reviewed the preliminary/final application for Simpson PUD and has the following comments to make: 1. Fire hydrants within 500 feet of the site need to be shown on the site plan. 2. The fire access around the rear of both buildings must be maintained and kept clear of debris at all times. 3. Existing and proposed utility services must be shown. 4. A minimum of 200 feet from centerline to centerline offset is required between the curbcut of Colorado Import Motors and the eastern -most curbcut on the site. A variance to this requirement should be requested, through Bonnie Tripoli, Development Coordinator. Written documentation of the specific request, as well as rationale for granting the request should be directed to Bonnie. 5. A minimum of 20 feet of setback between the flowline and first parking stall or driveway is required. Shifting the proposed build- ing back to the north would allow for the additional setback needed along Hemlock. The aisle width for single -loaded parking spaces can be a minimum of 20 feet. 6. Security lighting needs to be addressed. 7. The landscaping provided is shown to be 50/0. The City' s Administra- tive Guidlelines for landscaping of commercial/industrial projects recommend between 12-17% of the site be landscaped. 8. A fence along the eastern propertyline between Colorado Imports has been indicated on all past plans for the Simpson Service Co. Will the fence be provided? 10. Credit has been taken on both use charts for "energy conservation". If credit is to be given, detailed information regarding the pro- posed conservation measures must be provided. Five copies of the revised site plan addressing the above comments must be submitted to this office by Tuesday, September 6, 1983. By Monday, September 19, 1983, a colored site plan and 81" x 11" reductions must be submitted. If you have any questions or comments, please do not hesitate to contact me.
