Box 646 Fort Collins, CO 80522 Dear Mr. Cornell: The staff has reviewed the application for preliminary and final plat approval of the South College Investments Subdivision and would offer the following comments: 1. The future right-of-way for College Avenue is 120-feet (60-feet from centerline). An additional 8.8-feet of right-of-way will be required. 2. Storm drainage plans will be required. 3. Staff is very concerned about controlling future access to College Avenue, Boardwalk Drive and Mason Street as the property develops and redevelops. The objective is to close the existing curb cut to College Avenue, to restrict access to Boardwalk Drive (one cut may be permitted to Lot 5), encourage curb cuts to Colboard Drive, and limit the numger of cuts to Mason Street. In pursuit of these objectives, the staft would recommend the following: a. A common curb cut cross -access easement be provided between Lots 1 and 2; and b. A note be included on the plat to the effect that any curb cuts to the subdivision will be permitted only upon City staff review and approval and that in the future, the College Avenue curb cut will be closed. 4. Additional soils tests will be required for the proposed roads. 5. The City is currently considering the adoption of new street construction standards. If they are adopted prior to the approval of this plat, the new standards will apply. Mr. Harry Corner P.E. `,Nd Cornell Consulting Company May 22, 1981 Page 2 6. The subdivider will be required to participate in the cost of construction of Boardwalk Drive. This road will be built to full cross-section upon request of the City. Before the staff can proceed with processing the application for development approval, a revised subdivision plat reflecting the above conditions or other applicable documents must be submitted and approved. All revisions must be submitted to this office no later than June 8, 1981. Also, on June 15, 1981, an 8-% inch x 11-inch reduction of all plats and a colored rendering of the plat must be submitted.
