Oak Fort Collins, CO 80521 Dear David: For your information, attached is a copy of the staff's comments concerning Sherwood Mews PUD which was presented at the Conceptual Review meeting on September 24, 1984. It should be clearly understood the attached comments are offered informally by staff to assist the applicant in preparing the detailed components of the project application. Nothing contained herein shall preclude the staff from making modifications of, or additions to, the attached comments at the time of formal application. You mentioned Objectives that consideration was given to the visual neighborhood. The site plan indicates a number of significant trees on the site, most of which appear to be removed. Please contact Tim Buchanan, City Forester, to inspect the trees in order to determine the desirability of salvaging some of the trees. 23. How will trash pick-up be handled. If there is a dumpster, screening treatment thereof should be indicated on the site plan. 24. The staff questions the points you have taken on the Density Chart. I would like to meet with you to discuss this issue. Detailed calculations should be provided to justify the energy conservation bonus credit. Specific energy conservation measures should be indicated on the site plan. 25. The site plan should include owners, attorneys and Planning and Zoning Board certification blocks. 26. On Monday, December 10 , 8 1/2xll" PMT reductions of all plans and plats, colored renderings of the plan and elevations, and ten full size copies of all plans should be delivered to this office. 27. Signed mylars of all plans and a signed Site and Landscape Covenants document should be submitted no later than Thursday, December 13, 1984. I would recommend we meet as soon as possible to discuss the above comments. Revisions to the plans reflecting the above comments should be submitted to me no later than Friday, November 30. Addressing of units is critical for Fire Department. Signage is needed for the units at Sherwood Street. Any existing curb, gutter, and walk damaged during construction will need to be repaired/replaced by the applicant. Hartley 511 West Oak Street Fort Collins, CO Dear David, The staff has reviewed the application for preliminary and final PUD approval of Sherwood Mews and offers the following comments: 1. The subdivision plat must be signed by a surveyor now. Please submit three prints of plat with required signature. 2. The Attorneys Certification on the subdivision plat is not to current requirements. See me for details. 3. The subdivision plat must be tied to two public survey monuments. Please revise. 4. All monumentation on the subdivision plat must be noted. Please revise. 5. The owner must agree to participate in a future alley improvement district. This will be covered in the Development Agreement which is forthcoming. 6. All parking spaces should be dimensioned on the site plan. Please revise. 7. The site plan should indicate street and alley ROW. Please revise. 8. The driveway access should be designed as a City standard curb cut. Please revise. 9. Any damaged curb, gutter or sidewalk will be replaced by the owner. Please note this on site plan. n M 10. Treatment of edges of gravel parking should be indicated. Treatment should be permanent in nature and be able to contain the gravel. 11. Detention variance has already been granted, however, positive drainage away from lot to east must be provided. Possibly, directed roof drains in conjunction with landscaping could provide sufficient passive protection. 12. The Police Department is concerned that the buildings have limited visibility from the street and may be difficult to find in an emergency situation. Plans should be provided for street address signage that will be easily read from the street. 13. Water and sewer lines are in Sherwood Street. Service lines will have to be extended through the 15' easement to the buildings. 14. Please show any existing fire hydrants within 500 feet of the project. 15. Please indicate building envelope and dimensions thereof. Building envelope should be dimensioned from north and west property lines. Please revise. 16. Sheet 1 of 2 should indicate surrounding land uses and height of structures. Please revise. 17. A six foot wood privacy fence should be provided along the east and north property lines of the project for privacy purposes. 18. The applicant should provide a shadow analysis of the building. Applicant should provide evidence justifying that proposed tree plantings will not block sunshine to future solar systems per criterium 30 of the ALL DEVELOPMENT Category of the PUD Regulations. Please provide evidence. Attached is a handout that provides an easy approach to doing a shadow analysis. 19. The landscape plan should indicate the number of plant materials and size. Sizes of plant materials must meet the City minimum requirements. Will grass areas be sodded or seeded. Please indicate. Method of irrigating all landscaped areas should be indicated on the landscape plan. Landscaping objectives should be shown on the landscape plan. How will transition between grass area and alley be handled? Please indicate proposed treatment. Additional comments on landscape plan are forthcoming.
