The 14,000 square foot site presently contains a two story structure, gravel and asphalt parking areas, and some landscaping. The proposed P.U.D. would in general maintain the present site configuration with some slight reduction in impervious areas. Because the site already contains a two-story structurewith gravel and asphalt parking areas the existing runoff produced by the site will not be increased by the proposed project and in fact, may be slightly reduced because of additional landscaping. Your request for a variance in the detention requirements is hereby approved provided the following condition be met: Final grading of the site shall be done in such a manner so as not to create any point discharges that may cause erosion.
