Box 580 Fort Collins, Colorado 80522 Dear Glen: This is regarding the storm drainage for Lots 12 through 23, Sundering Townhomes P.U.D. , Second Filing, located at the corner of Hill Pond Road and Shire Court. There are presently four three —unit buildings approved on Chetwood Court, and the owner is replatting each set of three attached units into two detached single family lots. In other words, the density is being reduced from twelve units to eight units. The site is situate in the Spring Creek Drainage Basin. Engineering Professionals, Inc. prepared the original utility, grading and drainage plans which were approved by the City of Fort Collins on November 25, 1985. The grading and drainage plan is shown on Sheet 6 of 7 sheets of their plans. The lots are located in sub —basins D-7 and D-8. Chetwood Drive will be constructed as per Sheet 5 of 7 of the E.P.I. plans which drains from East to West to Shire Court. Sub —basin D-8 drains on the surface to Hill Pond Road. At the East end of Hill Pond Road, a drainage swale carries the storm drainage Northeasterly to the existing ponds on Spring Creek. The construction plans for the drainage swale are also shown on Sheet 6 of 7 of the E.P.I. plans. The storm water runoff will not be increased by this replat. The eight replated lots have the same area as the twelve original lots. The building envelopes are also the same size. The grading plan shown on Sheet 6 of 7 will stay the same for the detached houses. Tract "B" which is the open space surrounding the replatted lots was dedicated as a drainage easement on the Second Filing plan. President jrr enclosures Njj�y''�. =*• 5023 = M In EROSION CONTROL The Replat of Lots 12 through 23, Sundering Townhomes P.M. D. Second Filing contains 1.67 acres and will have eight single family residences. It is divided into two sub —basins for drainage computations, and they are a part of eight sub —basins that were designed by Engineering Professionals, Inc. in November 1985. The site was graded for the construction of the units in 1986 along with the units that have been completed. The 1.67 acre cul—de—sac has a moderate ground cover of grass and weeds. Chetwood Drive has not been rough cut, and it will be the only area that will be stripped. As soon as the water and sewer mains and services are completed, the sidewalks will be constructed and the base and paving will be placed. Since there is no overlot grading, the remaining ground cover will be maintained until the excavation for each single family house foundation is done. The foundation will then interrupt any erosion. Therefore, the 0.35 acres of proposed paving is the only area that will have to have some erosion control devices to prohibit any silt from entering the existing Shire Court paving. Straw bales will be placed at the Easterly end of the existing radii at the corner of Shire Court and Chetwood Drive. While the street is rough cut and prior to base being placed, the runoff will be trapped at a lower elevation than the existing street and will not flow onto Shire Court. The site is in a moderate wind erodibility area. The curbs, pavement and foundations will prevent wind erosion.
