Gran serves the right to use the easement herein granted to provide access to lands owned by Grantor adjoining said easement on the east, such use to be made by Grantor, its tenants, invitees, successors, and assiqns. Grantor shall have no responsibility to install or maintain any street improvements on said easement, and the installation of such improvements shall be the responsibility of Grantee.
