If the project is approved at the public hearing, and after your plans are finalized with no outstanding issues, I will ask you to submit final mylars for the City to record. These signatures are required at the final mylar stage only. Number: 27 Created: 8/29/2006 [8/29/06] The title on the right hand side of sheet one is missing a 'T' on the word "street." Topic: Public Hearing Number: 28 Created: 8/29/2006 [8/29/06] This project is ready for a Type I (Administrative) Public Hearing. I have scheduled the hearing for 5:30 pm on Tuesday, September 26 with the Administrative Hearing Officer. The hearing will be held in Conference Room A of the City building at 281 N. College. A minimum of two weeks notice is required for all affected property owners (APOs). I will put together a letter and map to send to the mailing list that you provided with your application, with a brief project summary and invitation to attend the public hearing. I will also prepare a staff report recommending approval of this project, with a thorough evaluation of this project according to the Land Use Code. You should be prepared to give a brief project summary and add any additional information you think would be relevant. If anyone from the public attends the hearing, time will be allotted for questions or comments. After the hearing, the Administrative Hearing Officer will issue a written decision within 10 working days. Any member of the public may appeal the decision within 14 days of the decision. After the appeal period passes, you may submit your final plans (if there are any outstanding comments to be corrected) or mylars for recording. The $1000 Final Plan Transportation Development Review Fee will be due at the time the final plans are submitted. Issue Contact: Timothy Wilder Created: 7/25/2006 Department: Current Planning Issue Contact: Shelby Sommer Topic: General Number: 1 Created: 7/12/2006 [7/12/06] Beth Sowder (Neighborhood Services): This property has received noise violations resulting in Public Nuisance violations. The change to a boarding house would not change the status of this property with regards to the Public Nuisance Ordinance. We would like to see voluntary plans to resolve noise issues. I have talked with Neighborhood Services and asked them to stop by the subject property during their awareness efforts. I have also provided the tenants a copy of the flyer that Neighborhood services publishes. Number: 15 Created: 7/28/2006 [7/28/06] Bonnie Ham (Post Office): Developer must provide adequate mailboxes on the front of the house. There are adequate mailboxes attached to the front of the house Number: 18 Created: 8/2/2006 [8/2/06] Rick Lee (Building Inspection): Please find attached the various requirements for boarding house conversions. I will be obtaining building permits to comply with boarding house conversion requirements as they relate to the structure. Number: 20 Created: 8/3/2006 [8/3/06] Please add a signature block for the parking lot owners (or representative for all owners) in addition to the owner's signature block for 606 S. Howes. This signature block has been added to the plans and has been signed. Topic: Landscaping Number: 12 Created: 7/25/2006 [7/25/06] The landscaping on the site plan does not appear to match the landscaping shown in the photographs. Please show existing landscaping in more Page l detail (especially around the parking area and front yard) so that we can determine if additional landscaping will be required. A more Accurate depiction of the Landscape has been added to the site plan and should satisfy the landscape requirements. Topic: Site Plan Number: 13 Created: 7/25/2006 [7/25/06] Closets and utility rooms should not be included as part of the total habitable floor space. Please revise this calculation on the cover page. Total square foot calculation have been amended to eliminate dis-allowed squarefootage. Department: Engineering Issue Contact: Dan DeLaughter Topic: General Number: 7 Created: 7/18/2006 [7/18/06] Parking stalls should be dimensioned. The majority of spaces shown in your lot are 8' wide and not very long. Up to 40% of your spaces may be compact (8' by 15'), but the rest must be to standard (9' by 19'). Amended site plan shows parking space dimensions the comply with this requirement. Number: 8 Created: 7/18/2006 [7/18/06] The 8' utility easement must be dedicated by separate document, and a TDRF application must be filled out with appropriate fees paid to engineering. Please contact me at 221-6605 for questions regarding this easement dedication. This easement must be behind the back of alley ROW. It cannot include alley area. Easement has been added to site plan and application and fees have been paid. Number: 9 Created: 7/18/2006 [7/18/06] Add dimension arrows and labels for easements, ROW, and sidewalks as indicated on redlines. Added to site plan. Number: 16 Created: 7/31 /2006 [7/31/06] It does not appear that alley improvements will be required with this project. Please confirm with Rick Richter. No alley improvements are required. Topic: Street Oversizing Number: 17 Created: 8/1/2006 [8/1/06] Street Oversizing Comments (Contact Tim Tuttle): 1. SOS fee due will be $1700. Fee will be paid. Department: Light & Power Issue Contact: Doug Martine Topic: Electric Utility Number: 2 Created: 7/13/2006 [7/13/06] If developer requires any changes to the electric system (including meter location and/or electric capacity), please coordinate with Light & Power Engineering Page 2 221-6700. No changes are anticipated but if changes are required I will coordinate. Department: Natural Resources Issue Contact: Doug Moore Topic: General Number: 4 Created: 7/14/2006 [7/14/06] No issues. Due to the exist site conditions and shared use of the existing trash enclosure staff feels that it would not be reasonably feasible for this project to meet the requirements of section 3.4.5 of the Land Use Code. Thank you Department: Transportation Planning Issue Contact: Kurt Ravenschlag Topic: General Number: 19 Created: 8/2/2006 [8/2/06] No Comment Department: Stormwater-Water-Wastewater Issue Contact: Roger Buffington Topic: Water/WW Number: 3 Created: 7/13/2006 [7/13/06] No comments. Department: Zoning Issue Contact: Gary Lopez Topic: Zoning Number: 5 Created: 7/14/2006 [7/14/06] Landscape plan and photos don't seem to provide info. as to landscaping in the front yard. Are there parkway trees and/or trees in the front yard? There should be. Please indicate or add such trees. Trees have been indicated on site plan. Number: 6 Created: 7/14/2006 [7/14/06] The parking lot doesn't indicate if it is improved. Is it hard surfaced? Another question is whether the parking (where parking is assigned from another property) also needs landscaping improvement? Parking lot is improved with pavement drainage and curb and gutter this has been indicated on site plan. Parking lot landscaping has also been indicated on site plan. I have attached a revision routing sheet which indicates how many of each revised item to resubmit for review. City staff will take two weeks to review the revisions after they are submitted, and you will be invited back to another Wednesday morning staff review meeting. In addition to this comment letter, there are redlined plans from Engineering and Planning that correspond with the comments. Please be sure to return all of the redlined plans when you re -submit.
