PTOE , 411: RE: Rocky Mountain Nature Science and Living Museum development Alta Vista Commons This memorandum details the anticipated trip generation of the proposed development known as the Rocky Mountain Nature Science / Living Museum and Alta Vista Commons development in Fort Collins, Colorado. The development is located between College and Lemay Avenues along the north side of the "existing" Vine Drive. As indicated in the City's Master Street Plan, Vine Drive will be relocated further to the north, and the "old Vine Drive" will become a local street. The development consists of a 20 acre park, museum, and interpretive center as well as a 4-acre mixed use live / work area adjacent to the existing Alta Vista neighborhood. Those land uses and their related trip generation is shown in the table below. Per section 4.2.3.D.I.a of the Larimer County Urban Area Street Standards, no Traffic Impact Study is required. No analysis of adequate public facilities is necessary.
