Our preliminary subsurface exploration report for McClelland's Creek 2nd Filing Oka Steeley
Property) was completed in September of 2000. We understand that project is currently being bid
for construction and preliminary reoommendeotious for paves are requested utilizing current
Larimer County Urban Area Street Standards (LUCASS). The: roadways being considered for
eonstnrction at this time include Koehler Road and Strauss Cabin Road adjacent to the property
and the interior roadways. Kechter Road is classified as a two lane arterial and Strauss Cabin Road
is a local roadway. Kechter Road improvements will be limited to turn lane construction. All
interior roadways are classified as loran.
Based on Table 10-1 fiom LUCASS, the default sermon for a two lane arterial could be estimated
as 7'% buttes of hot mix asphalt (HMA) overlying 11 h inches of aggregate base vamse (ABC).
The residential two lane roadways could be estimated with 4-inches of HMA over 6-inches of
ABC. Stabiiumbon of the pavement subgrades could reduce those sections for the arterial
roadways; however, the 4-inches of HMA over 6-inches of ABC is a minimum section for the
roadways regardless of stabilization of the pavement subgrade. In accordance with LUCASS, final
pavement design for the roadways cannot be completed until the subgrades are at approximate
final elevation, generally within 6-inches of finished subgmde, and site utilities have been hatalled
widen the subgrade areas.
