UNLESS OTHERWISE NOTED ON THE PLANS, ALL SHRUB BEDS SHALL BE COVERED WITH LANDSCAPE FILTER FABRIC AND A WOOD OR ROCK MULCH AT LEAST 3" DEEP. 6. ALL SHRUB BEDS SHALL HAVE 6" RYERSON EDGING, OR AN APPROVED EQUIVALENT. 7. KEEP ALL TREES AT LEAST 10 FEET AWAY FROM WATER AND SANITARY SEWER MAINS, AND 4 FEET AWAY FROM NATURAL GAS LINES. KEEP ALL SHRUBS AT LEAST 4 FEET AWAY FROM WATER AND SANITARY SEWER MAINS. ALL UTILITIES, ABOVE AND BELOW GROUND, SHALL BE LOCATED PRIOR TO PLANTING. 8. THE TREE/UTILITY SEPARATION REQUIREMENTS LISTED ABOVE DO NOT CONSTITUTE GROUNDS FOR NOT PLANTING STREET —TREES REQUIRED BY CITY CODE. 9. THE SOIL IN ALL LANDSCAPE AREAS, INCLUDING PARKWAYS AND MEDIANS, SHALL BE THOROUGHLY LOOSENED TO A DEPTH OF AT LEAST EIGHT INCHES. SOIL AMENDMENT SHALL BE ADDED AND THOROUGHLY MIXED WITH THE SOIL TO A DEPTH OF AT LEAST SIX INCHES USING TILLING, DISCING, OR OTHER SUITABLE METHODS. SOIL AMENDMENT SHALL BE APPLIED AT A RATE OF AT LEAST THREE (3) CUBIC YARDS OF SOIL AMENDMENT PER ONE THOUSAND SQUARE FEET OF LANDSCAPE AREA. 10. TO THE MAXIMUM EXTENT FEASIBLE, TOPSOIL REMOVED FOR CONSTRUCTION ACTIVITIES SHALL. BE STOCKPILED AND REUSED IN AREAS REQUIRING LANDSCAPING OR REVEGETATION. 11. MINOR CHANGES IN SPECIES AND PLANT LOCATIONS MAY BE MADE DURING CONSTRUCTION, AS REQUIRED BY SITE CONDITIONS, OR PLANT AVAILABILITY, BUT THE OVERALL QUANTITY, QUALITY, AND DESIGN CONCEPT SHALL BE CONSISTENT WITH THE APPROVED PLANS. IN THE EVENT OF A CONFLICT WITH THE QUANTITIES SHOWN ON THE PLANT LIST, PROVIDE THE SPECIES AND QUANTITY SHOWN IN THE PLAN VIEW. ANY CHANGES TO THE SPECIES OR LOCATION OF PLANTS, WITHIN THE NATURAL FEATURE BUFFER ZONE, REQUIRE THE APPROVAL BY THE CITY'S ENVIRONMENTAL PLANNER, WHO IS IN THE CURRENT PLANNING DEPARTMENT, PRIOR TO INSTALLATION. 12, ALL PROPOSED LANDSCAPING BE INSTALLED PRIOR TO THE ISSUANCE OF THE FINAL CERTIFICATE OF OCCUPANCY, OR SECURED WITH AN IRREVOCABLE LETTER OF CREDIT, PERFORMANCE BOND, OR ESCROW ACCOUNT IN THE AMOUNT OF 125% OF THE VALUATION OF MATERIALS AND INSTALLATION. 13. THE DEVELOPER SHALL ENSURE THAT THE LANDSCAPE PLAN DOES NOT CONFLICT WITH PLANS PREPARED BY OTHER CONSULTANTS FOR THE PROJECT AND THAT THE OTHER PLANS WILL NOT INTERFERE WITH THE INSTALLATION OR MAINTENENCE OF ANY LANDSCAPING PROPOSED ON THIS PLAN. 14. THE LANDSCAPE IRRIGATION SYSTEM DESIGN NEEDS TO BE REVIEWED AND APPROVED BY THE CITY OF FORT COLLINS PRIOR TO ISSUANCE OF A BUILDING PERMIT. 15. COMMON OPEN SPACE AREAS AND LANDSCAPING WITHIN THE ADJACENT RIGHTS OF WAY, MEDIANS, AND STREET CORNERS SHALL BE MAINTAINED BY THE BUSINESS OWNERS ASSOCIATION FOR THE DEVELOPMENT. — 16. A PERMIT MUST BE OBTAINED FROM THE CITY FORESTER BEFORE ANY TREES OR SHRUBS SHOWN ON THIS PLAN ARE PLANTED, PRUNED, OR REMOVED WITHIN THE PUBLIC RIGHT OF WAY. THIS INCLUDES AREA BETWEEN THE ROAD CURB AND PUBLIC SIDEWALK, MEDIANS, AND OTHER CITY PROPERTY. THE PERMIT SHALL SHOW THE APPROVED LOCATION AND SPECIES TO BE PLANTED. FAILURE TO OBTAIN A PERMIT MAY RESULT IN REQUIRED REPLACEMENT OR RELOCATION OF TREES AND A HOLD ON THE ISSUANCE OF THE CERTIFICATE OF OCCUPANCY. 17. THE DEVELOPER SHALL CONTACT THE CITY FORESTER AND REQUEST AND INSPECTION OF ALL STREET —TREES UPON COMPLETION OF THE PROJECT. ALL TREES MUST HAVE BEEN INSTALLED AS SHOWN ON THE APPROVED LANDSCAPE PLANS, FAILURE TO OBTAIN APPROVAL FROM THE CITY FORESTER FOR EACH PHASE WILL RESULT IN A HOLD ON ALL FUTURE PHASES. 18.
