Concrete encasement on the 8-inch HDPE at the crossing of the water main must be continuous within 10 feet each side of the water main. Need to show interior meter setting detail on utility plans. new building is 48' tall, therefore must comply with height review criteria in Sec. 3.5.1(G) of the Land Use Code. Will need documentation showing compliance. Talked to Ron Kechter (applicant) about height. He said he's talked to Ted Shepard and dealt with the shadow analysis, etc. Need to confirm with Ted, but Ted's out of the office until the 28th. March 9, 2005 City of Fort Collins - Zoning 281 North College Avenue Fort Collins, CO 80521-0580 RE: Minor Amendment for the De-icing Facility, Fort Collins The project is approximately 4.0 acres and is located south of East Vine Drive and adjacent to an existing C-DOT site. Zoning is I — Industrial. The facility will be owned and used by the City of Fort Collins for receiving, storing and dispensing granular and liquid materials used by the Streets Department trucks for purposes of deicing the City streets during and after snowstorms. The Dome Structure is approximately 116 x 82 feet and 48 feet high. This building will be used for receiving, storage and dispensing of granular sand and salt materials. A pit and conveyor on the east side allows granular material to be offloaded from the delivery trucks into the pit and then transferred up into the dome building. The material will then be transferred from the dome into the Street Department trucks by front end loaders, which enter the building from two large coiling doors. In addition to the dome building, there is an exterior tank yard on the west side, which contains large storage tanks for liquid de-icing materials. There are 8 current plus 2 future tanks each approximately 12 feet in diameter and 26 feet high. Liquid material is transferred between trucks and these tanks at two points along the west side of the tank yard. There is also a dispensing island where trucks can fill up with liquid materials near the southwest corner of the site. A main control building is located in the southwest corner of the site. This also contains a meeting room, office, toilets, small kitchen. In addition there are 4 smaller control booths scattered around the site, which operate the various conveyors and liquid dispensing pumps. Due to the extensive truck traffic on the site, the majority of the surface area is either asphalt or concrete paving. 14 truck spaces are provided on the west side of the site and 20 parking spaces, including 1 van accessible handicapped space to the south.
