A portion of a drainage easement:, a portion of a drainage and utility easement and a portion of an access, drainage and utility easement, as shown on the attached drawing, is being proposed for vacation. The owner of the property is requesting the easement vacation due to a change to the building layout. A minor amendment is being reviewed in which the building is being proposed to be modified by the addition of an enclosed parking stall(s) along the western face of the building (see attached revised building footprint). These space(s) would be used by an insurance company for damage estimation and extend over existing easement. Please sign and return any comments to Sheri Wamhoff in the Development Review Center by June 26, 1998. He wanted a variance on the volume and 1 told him since he used the Rational Method it was already undersized so he needs to come up with the volume or analyze the downstream affects. As you may know there is an easement vacation in the process for this project. Roger you had issues with this vacation, but that has been worked out. Basil I talked to you about this and you said that there needed to be 10 foot of easement from the storm drain line around where the storm drain manhole sits. When I told Messner this - he said that Glen you had reviewed this project and everything was okay and worked out. He is going to be in contact with Basil to work this out. Please let me know what is worked out. I need to have things together by next Wednesday. Per my records the last time we reviewed utility plans for this project was Feb 1997. When I told Messner we still needed to have the plans finalized he said that he had had everything worked out with you and had submitted the mylars to me last week. Well I never received the mylars and my assumption would be that we would want to review the bluelines first as it has been more than a year since the plans were in. Have you been reviewing these plans? Are you then ready for mylars to be submitted? Since the easement vacation will not be official until 15 days after the hearing, we should not have approved plan until then. If we are at that point then I need development language for this project. D. - Third Filing, Fort Collins, Colorado Dear Ms. Wamhoff; December 26, 1996 Project No. GRD - 228 - 96 Easement and an Access, Gateway at Harmony Road On behalf of our client, this letter is being forwarded to initiate the process to vacate portions of the "Drainage and Utility Easement" and the "Access Drainage and Utility Easement" located within Lot 3, of The Gateway at Harmony Road P.U.D. - Third Filing, City of Loveland, Larimer County, Colorado. The vacation of the subject easement is being requested for the following reasons: 1.) A portion of the proposed structure associated with the development proposal for the "Maken II PU.D." is to be located within the limits of the present easements. 2.) Any existing utilities, public or private, that are located within the portion of the easements being requested to be vacated will be relocated and constructed within the easements to be retained. 3.) Provisions for access drives and parking; utility services; and storm water drainage facilities are to be incorporated with the construction of the proposed parking lot and access driveways.
