HomeMy WebLinkAboutFAIRWAY FIVE AT SOUTHRIDGE GREENS PUD - Filed GC-GENERAL CORRESPONDENCE - 2003-02-07Project Description "Fairway V" at SouthRidge Greens Tracts D and F, Phase III The design concept of this third phase of construction at the SouthRidge Greens area is to offer to the potential homebuyer a condominium approach to golf course living, still in keeping with the objectives of quality living and the country -club residential lifestyle as established in the first construction phase and design philosophies of the SouthRidge Greens area as a whole. This proposalconsists of 136 living units clustered in groups of six and eight units in a building. These units will be offered as air space condominiums at a lower price range than previous multi -family units approved on The adjacent Tract C. Each unit has exposure to open space, and offers unique floor planning, capitalizing on the natural aspects, and outstanding views of the area. This project achieves the desires of the City of Fort Collins land use policies by providing higher density residential land use while not sacrificing open space, pedestrian and vehicular circulation, or the sense of personal identity. This plan is in strict comformance with the intent of. the master plan for this area as approved by the City of Fort Collins. ownership of the proposed units shall be of a condominium, air space ownership nature. All open space areas shall be developed and maintained by an established homeowners association. Private open space areas adjacent to individual units (courtyards, patios) shall be designated as limited access areas, and shall be the responsibility of the individual unit owner for maintenance. Land use within the SouthRidge Greens area consists of varying land use densities initially established to create a variety of housing choices within the golf course community. This proposal is in conformance with this continuing philosophy. As these tracts are defined by the open space surrounding them, the area takes on a distinct character, still in harmony architecturally with the design of the surrounding tracts. The area takes on the appearance of a sub -community within the SouthRidge Greens development, and is adequately screened from adjacent areas of different land use. Through sensitive design, construction, and landscaping, special attention shall be given to the selection of energy efficient materials and products, including additional building insulation, energy efficient glazing systems, low energy using mechanical systems, along with architectural design and sensitive site planning to optimize energy savings. The anticipated construction start of this phase is Summer of 1983, begining with the construction of a 6 and 8 unit clusters and the improvements of streets and utilities. The build out of all units shall be phased accordingly, with an expected completion date of Fall 1985. PROPERTY DESCRIPTION for FAIRWAY V at SQOTHRIDGE GREENS, P.O.D. The site plan plan for the project. site plan for Fairway Five at conforms to the master drainage Detention will be required for this site and will be provided offsite in conjunction with the irrigation pond on the 1st phase of the project. Design of the pond will be reviewed during final design. Specific discharge points and whether discharge is overland or through a piped system will be determined at final design.
