CONSENT AND SUBORDINATION AGREEMENT
WHEREAS, JAMES L. ARVIDSON, on the 20th day of December , 1988, executed a
certain Deed of Easement to the City of Fort Collins for the installation of
public improvements , which easement covers land in Larimer County, Colorado,
described on Exhibit "A" attached.
NOW THEREFORE, UNIVERSITY NATIONAL BANK, the holders and owners of a Deed
of Trust recorded in Book in the Larimer County, Colorado records, Reception
Number 88043988, for a valuable consideration, the receipt of which is hereby
acknowledged, hereby consents to the terms and provisions of said easement
aforesaid without, however, joining in any of the warranties, guarantees or
indemnities contained therein, and agree that the subject Deed of Trust shall
be subordinate to such easement in the event of foreclosure thereof.

DESCRIPTION FOR A PER'•fANENT EASEMENT FOR JAMES ARVIDSON.
An easement on, over and across portions of that certain parcel
located in Frey Subdivision, being a part of the Northeast 1/4 of
the Southwest 1/4 of Section 10, Township 7 North, Range 69 West
of the 6th P.M., County of Larimer, Colorado and more par-
ticularly described as follows:
Beginning at the Northeasterly corner of Lot 10, Block 2 of said
Frey Subdivision; thence, along the centerline of the Larimer
County Canal #2, South 29°20'23" East, 46.12 feet; thence, North
89030'23" West, 35.00 feet; thence, North 29°20'23" West, 46.12
feet; thence, South 89°30'23" East, 35.00 feet to the Point of
Beginning.
The above described easement contains 1400 square feet more or
less.
