SEWER EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the undersigned being the owner of
Lot 31, Block 7, Taft Canyon P.U.D, Second Replat, City of Fort Collins,
County of Larimer, State of Colorado, does hereby dedicate and convey to
the South Fort Collins Sanitation District a non-exclusive perpetual sewer
easement described as follows:
A 10.00 foot wide utility easement situate in Lot 31, Block 7, Taft
Canyon P.U.D. Second Replat, City of Fort Collins, County of Larimer,
State of Colorado, which begins at the South 1/4 corner of Section 33,
Township 7 North, Range 69 West of the Sixth P.M., the said point of
beginning also being the Southwest corner of said Lot 31 and run
thence N 00° 49' 51" E 13.68 feet; thence N 47° 49' 11" E 13.68 feet:
thence S 00° 49' 51" W 12.94 feet: thence S 89° 35' 38" E 19.93 feet;
thence S 00° 24' 22" W 10.00 feet to a point on the South line of said
Lot 31; thence N 89° 35' 38" W 30.00 feet to the point of beginning.
