WITNESSETH: WHEREAS, the Grantee is the owner of the real property situated in County of Larimer, State of Colorado, legally described at Reception No. 93031221 and commonly known as the Cathy Fromme Prairie ("the Grantee's Property"). WHEREAS, the Grantor is willing to grant to the Grantee and exclusive, perpetual access easement over, across, and upop the property which is described on Exhibit "A" attached hereto and incorporated herein by refq'rence ("the Easement"). NOW, THEREFORE, for good and valuable consideration, including Grantee's relinquishment of certain easement rights on Grantor's property, the receipt and adequacy of which are hereby confessed and acknowledged, the Grantor has granted, bargained, sold, and conveyed, and by these presents does hereby grant, bargain, sell, convey, and confirm unto the Grantee, its successors and assigns, forever, the Easement. The benefits and burdens of the Easement shall run with the Grantee's Property and shall be binding upon and inure to the benefit of the parties hereto and their successors and assigns.
