EASEMENT DEDICATION
KNOW ALL MEN BY TRESE PRESENTS: That the undersigned Westbury LLC, a Colorado
Limited Liability Company, by Mark A. Linder, Manager, being the owner of Lots 2 and 3 of
Westbury P.U.D. First Filing, City of Fort Collins, County of Latimer, State of Colorado, does
hereby dedicate, transfer and convey to the City of Fort Collins, Colorado, a Municipal
Corporation, for public use forever a permanent easement for storm drainage over that part of
said Lot 2 which begins at the Southwest comer of said Lot 2 and runs thence N 00' 41' 00" W
10.78 feet; thence N 67' 23' 10" E 146.35 feet to Westbury Drive; thence along the arc of a
267.00 foot radius curve to the left a distance of 10.00 feet, the long chord of which bears S 21 °
32' 26" E 10.00 feet to the Southeast corner of said Lot 2; thence S 67' 23' 10" W 150.19 feet to
the point of beginning AND ALSO that part of said Lot 3 which begins at the Northwest corner
of said Lot 3 and runs thence N 67' 23' 10" E 150.19 feet to the Northeast corner of said Lot 3;
thence along the Westerly line of Westbury Drive along the arc of a 267.00 foot radius curve to
the left a distance of 8.00 feet, the long chord of which bears S 23' 28' 2 1 " E 8.00 feet; thence
S 670 23' 10" W 153.53 feet; thence N 00' 41' 00" W 8.62 feet to the point of beginning.
