DEED OF DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the undersigned THE CHURCH OF JESUS
CHRIST OF LATTER-DAY SAINTS, being the Owner of certain real property in Larimer County,
Colorado legally described at Reception No. in the Larimer County Records, in
consideration of Ten Dollars ($10.00) in hand paid, receipt of which is hereby acknowledged, and other
good and valuable consideration, does hereby dedicate, transfer, and convey to the City of Fort Collins,
Colorado, a Municipal corporation, for public use forever a permanent easement for Utilities in the City
of Fort Collins, County of Larimer, State of Colorado, more particularly described on Exhibit "A"
attached hereto and by this reference made a part hereof.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort Collins
will not accept the duty of maintenance of such easement.

PARCEL 1
LEGAL DESCRIPTION for easement to be dedicated.
An easement for utility purposes over the Westerly 20 feet of the FORT COLLINS SECOND
AND HARMONY P.U.D., a part of the Southeast one -quarter of Section 34, Township 7 North,
Range 69 West of the 6th P.M., City of Fort Collins, State of Colorado., more particularly
described as follows:
Considering the South line of said Southeast one -quarter of Section 34 as bearing South
89°56'16" West and with all bearings contained herein relative thereto.
Commencing at the Southeast corner of said Section 34; thence along said South line of the
Southeast one -quarter of Section 34, South 89°56'16" West, a distance of 1755.54 feet, said
South line also being the South right-of-way line of Harmony Road; thence leaving said South
line of the Southeast one -quarter of Section 34, North 00°03'44" West, a distance of 60.00 feet
to the TRUE POINT OF BEGINNING; thence continuing North 00°03'44" West, a distance of
630.00 feet to a point on the Northerly line of Lot 3, FORT COLLINS SECOND AND
HARMONY P.U.D.; thence South 89°56'16" West, a distance of 20.00 feet to a point on the
Easterly right-of-way line of Regency Drive, said point also being the Northwest corner of said
Lot 3; thence South 00003'44" East, along the Easterly right-of-way line of Regency Drive, a
distance of 610.00 feet to a point of curvature; thence along a curve to the left a distance of
31.42 feet to the TRUE POINT OF BEGINNING, said curve having a radius of 20.00 feet and
