EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the Poudre Valley
Hospital District, a political subdivision of the State of
Colorado, by its undersigned duly authorized representative,
being the owner of Tract B of the plat of the Lemay Subdivision
located in the Southeast Quarter of Section 13, Township 7
North, Range 69 West of the 6th P.M., City of Fort Collins,
Larimer County, Colorado, does hereby dedicate, transfer and
convey to the City of Fort Collins for public use forever a
sidewalk easement over and across the property more particularly
described as follows, to -wit:
Beginning at the Northeast corner of said
Tract B; thence along the East line of said
Tract B, South 00018/300 West,95.00 feet;
thence North 89041/300 West, 20.54 feet;
thence, North 04004100" East, 65.75 feet;
thence North 0001813ON East, 29.39 feet;
thence South 89041130" East, 16.23 feet to
the Point of Beginning.
The above described easement contains 1683
square feet, more or less, and is subject to
all easements and rights -of -way now on record
or existing.
ALSO Commencing at the Northeast corner of
said Tract B; thence along the East line of
said Tract B, South 00018130" West, 180.00
feet to the POINT OF BEGINNING; thence
continuing along the said East line, South
00018/30 West, 160.00 feet to a curve concave
to the west, with a central angle of
45034138", a radius of 15.00 feet and the
chord of which bears South 23005148N West,
11.62 feet; thence North 04052157" West,
171.42 feet; thence South 89041130" East,
20.01 feet to the Point of Beginning.
The above described easement contains 2077
square feet, more or less, and is subject to
all easements and rights -of -way now on record
or existing.
It is understood by the undersigned that, by acceptance
of this dedication, the City of Fort Collins will not accept the
duty of maintenance of such easement.
