Partnership, being the owner of the following land, does hereby
dedicate, transfer and convey to the City of Fort Collins,
Colorado, for public use forever a right of way in the City of
Fort Collins, County of Larimer, State of Colorado, more
particularly described as follows:

It is understood by the undersigned that, the
acceptance by the City of Fort Collins of this dedication of
this street does not impose upon the City of Fort Collins a duty
to maintain the street so dedicated until such time as the
street is inspected and accepted by the City Engineer.

Section 23, Township 7 North, Range 69 West of the 6th P.M., City
of Fort Collins, County of Larimer, State of Colorado being more
particularly described as follows:
Considering the South line of the Southeast Quarter of said Sec-
tion 23 as bearing, South 89°25'51" East from a found pin and cap
at the Southwest corner of said Section 23 to a found steel pin
in pavement at the South Quarter corner of said Section 23 and
with all bearing contained herein relative thereto:
Commencing at the South Quarter corner of said Section 23; thence
along the North -South centerline of said Section 23; North 0°

dated July 21, 1988, and recorded at Reception No. 88046677 on
September 28, 1988, in the Larimer County, Colorado, Records,
Everitt Enterprises Limited Partnership 1, a Colorado limited
partnership, dedicated to the City of Fort Collins a certain parcel
of land, which dedication was accepted by the City Council of the
City of Fort Collins at its regular Council meeting of
