ORDINANCE NO. 44, 1973,
BEING AN ORDINANCE ANNEXING PROPERTY KNODN AS 'HIE
WARREN FIRST AI�IEXATION TO 'ITIE CITY OF FORT COLLINS
IMIEREAS, heretofore, a written petition, together with four prints
of an annexation map was filed with the City Clerk of the City of Fort
Collins requesting the annexation of certain territory more particularly
described below to the City, and
IMIEREAS, the City Council has found and determined and does hereby
Find and determine that said petition is in substantial compliance with
the provisions of Colorado Revised Statutes, 1963, Section 137-21-6 as
amended, and
IMIEREAS, the owners of 100% of the property to be annexed have
petitioned for said annexation, and
IMTR11AS, not less than one -sixth (1/6th) of the perimeter of the
area to be annexed is contiguous with the City of Fort Collins and a com-
munity of interest exists between the territory to be annexed and the City
of Fort Collins and the territory to be annexed is urban or will be urbanized
in the near future and such territory is integrated or is capable of being
integrated with the City of Fort Collins, and
1MIERFAS, none of the provisions of Colorado Revised Statutes,
1963, Section 139-21-4, as amended, are violated by the annexation of this
territory to the City, and
INIIEREAS, no election is required under the provisions of Colorado
Revised Statutes, 1963, Section 139-21-6(2), as amended, and no additional
terms and conditions are to be imposed in connection with this annexation,
and
IVIIERISAS, the territory is eligible for annexation and the City
Council desires to annex the same to the City of Fort Collins.

NOW, 'ITIEREFORE, BE I1' ORDAINED BY 11IE COUNCIL OF ULF CITY OF FORT
Section 1. That all of the territory more particularly described
as situate in the County of Lorimer, State of Colorado, to -wit:
A tract of land located in the South 'z of Section 30, Township
7 iNbrth, Range 68 West of the 6th P.M., which lies South of the
military reservation and which includes a strip of land along
the South side of Lot 7 of said Section 30, as recorded in Book
534, Page 539, in the records of the County Clerk of Larimer County,
said propertY being contained within the boundary lines herein
described, which considerin& the West line of the S6, of said
Section 30 to bear North 00 09'30" Bast and with all other bearings
contained herein being relative thereto: Beginning at the SIi
corner of said Section 30, thence N. 00009,301, E. along the West
ling of the SIV'; of said Section 30 1122.00 feet to the Southerly
line of the military reservation, thence S. 89039'19" E. along
said southerly line of the military reservation 2541.71 feet to
the SW corner or said Lot 7 of said Section 30, thence N. 00318'25"
E. 6.00 feet, thence S, 89044129" F.. 26S5.87 feet to a point on the
East line of the SE', of said Section 30, thence S, 00°26'30" W.
along the Bast line of the SE', of said Section 30 1133.98 feet
to the SE corner of said Section 30, thence N. 89038'00" IV. along
the South line of said Section 30 5192.00 feet to the point of
beginning
be and it hereby is annexed to the City of Fort Collins and made a part
of said City to be known as the Warren First Annexation to the City of
Fort Collins.
Section 2. That in annexing said territory to the City of Fort
Collins, the City does not assume any obligation respecting the construe -
lion of water mains, sewer lines, gas mains, electric service lines, streets
or any other services or utilities in connection with the territory hereby

annexed except as may be provided by the oridinances of the City of Fort
Collins.
Introduced, considered favorably on first reading, and ordered
published this 19th day of April, A.D. 1973, and to be presented for final
passage on the 3rd day of May, A.D. 1973.
