The items listed below need to be incorporated on the Master Plan: a. A second point of vehicular access to the south; b. A temporary emergency access; C. A clearer delineation of the proposed collector street system to avoid confusion with the phase lines; d. A note stating that the location of curb cuts onto the collector streets will be determined at the time each phase plan is reviewed; e. The proposed height, or range, of the mid -rise structure. PHASE 1 1. The temporary emergency access needs to be indicated on the preliminary plan. 2. The design and construction of Lemay Avenue, in accordance with City Ordinance 163-81, must be completed at the time the golf course opens to the public. 3. The clubhouse road access onto Lemay Avenue will be considered temporary to allow for an adjustment if required by the final design of Lemay Avenue. 4. Staff suggests providing additional landscaping treatment around the clubhouse. Any revisions to the Master Plan or Preliminary site plan should be submitted to the Planning Division no later than Monday, March 8, 1982. The amendment to Southridge Greens the City's Master Street Plan must be approved before the PUD Phase ULIL One Final can be considered by the Planning and CP G Zoning Board at their April 26, 1982 meeting. 2. Southridge Greens Parkway should be designated as a collector street only from Lemay Avenue to the residential clusters. !l 3. The future local street to the south should be planned with 32-feet of pavement on a 42-foot right-of-way. 4. Greater detail concerning emergency access to the clubhouse and maintenance building should be provided. t/ 5. Greater detail concerning pedestrian crossings, particularly across Fossil Creek, should be provided. 6. The site plan should indicate: a. Dimension of maintenance building envelope to two property lines; b. The service drive for the clubhouse should be signed for No Parking; and C. The clubhouse building should be better defined within the building envelope. 7. More landscape screening should be provided between the parking lot and golfcourse. 8. The City's bicycle trail system will need to be incorporated into the final design of Lemay Avenue. 10. A number of technical errors appear on the plat which must be addressed. 11. A 36-foot PRPA easement needs to be accommodated along the east boundary of the property. The City will work with the applicant in locating this easement. Five copies of the revised site plan must be submitted to this office by Wed- nesday, April 7, 1982. On Monday, April 19,)1982, an 8-12"xll" reduction and colored rendering of the site plan must be submitted.
