Building setbacks from the rear of sidewalks must be 15-ft to allow for installation and maintenance of utilities. 2. Existing approved utility plans must be revised to reflect changes. 3. Envelopes 6 and 7 should show distance to property line. 4. If the entire roadway around Clusters 6 and 7 is not constructed in full, a temporary turnaround would be needed (80-ft diameter). 5. Parking spaces across from Cluster 4 next to the circle need to be setback 20-ft from flowline. 6. Erosion protection is needed in the parking area at the northwest corner of Building L, at the curb opening at elevation 80.27, and at the 15-inch CRP entrance to the detention pond. The origin of flows at the 2-ft curb opening (elevation 80.27) needs to be shown. 7. Typical landscaping within building envelopes should be addressed. 8. How will security lighting be addressed? 9. Elevations of the proposed gazebo should be provided. 10. The number of parking stalls provided barely meets the required number. Compact stalls could be used if designated and properly signed. Five copies of the revised site plan need to be submitted to this office by Monday, November 8, 1982. Dear Maury: This letter is submitted in response to the City's request for specifications for the installation of pattern concrete in the Silverplume P.U.D. The location of the proposed concrete is on local streets with moderate traffic use and, therefore, we chose a traffic index of 4.5. This yields a daily 18 KIP equivalent of 1, however, we used 10 in the analysis. The minimum modulus of rupture for the concrete design mix is 450 psi and the modulus of subgrade reaction based on an "R" value of 12 is 106. Using Figure V of the proposed Street Design Standards for the City of Fort Collins, yields a minimum slab thickness of 4�,". The Contractor is proposing to place a 6" slab with 6" x 6" - $%8%o wire mesh. As this is well within the design considerations, it is requested that the construction be permitted in accordance with the proposed street construction standards for rigid pavements. Box 580 Fort Collins, Colorado Dear Mr. Rupel: 80522 WA rV/, October 20, 1981 Re: Silverplume 226.5044 We are the developer and builder of the subject subdivision at Silverplume PUD and are applying for subdivision approval through the Veterans Administration. One of the standard VA and FHA requirements is that we obtain a letter from the local authority regarding the acceptance of the streets. The letter should indicate their willingness to assume responsibility for maintenance of the streets, drainage structures and sewer and water facilities as soon as the developer has fulfilled his obligations. May we have such a letter addressed to the Veterans Administration but sent to our address so that it may be included with the other documents and exhibits that we will file with the VA. Thank you.
