We will have to limit this to ten lots, before the 12 inch line in Overland Trail is extended, because we already have pressure problems in the Foothills West development. Sincerely, Roy A. Bingman City Engineer RAB/lms cc: Ed Bilgenberg 1Y M Post Office 6oz 580 Fort Collins, Colorado 80521 February 7, 1975 Mr. William C. Stover United Bank Building 401 South College Avenue Fort Collins, Colorado 80521 Dear Air. Stover: Talaphane 303 484-4220 In regard to the Stadium Heights Subdivision adjacent to Overland Trail, the Utility Plan for this development indicates the installation of a four foot wide sidewalk along Overland Trail. Phis sidewalk should be installed as the curb and gutter is constructed to complete the improvements on Overland Trail. About four or five years ago the City was not requiring sidewalk on arterial streets. This policy was changed within the last three years to require sidewalks. Alvin Miller's development north of Stadium Heights was the last development to go in without .calks. Since that time, every other development in the City aas been required to install walks on arterial streets, including Mr. Miller's now area on the west side of Overland Trail. In those areas where walks were not installed, it will be necessary for the City to require the present owners to install the walks at their expense. This is the reason there are no walks in Alvin Miller's area. We are requesting that ,you proceed with the installation of sidewalk as indicated ca the approved Utility Plan. This is the background for the apparent discrepancy between Stadium Heights and Mr. Miller's development. If you have a further question, please call. RAG/lms Sincerely, Roy A. The situation as I see in is :Oa- the asphalt paving in the parking area has been brought Onto the streat r_ t-of-l;ay and up to the back of the sidewalk across the full width o! t..a property. I understand that you do plan on installing parking blocks to ;relent driving in and out of the property across the full width. This type of construction nas no. been allowed for some time, and in fact several properties in the sane area have been constructed properly, without the asphalt up to the sidewalk.
